Pricing is tiered to accommodate small and large groups alike. As such there is a minimal fee associated with each guest.  Children and pets must be approved prior, and if accepted there is a separate pet fee per pet.  A biweekly cleaning is provided and compulsory, and may require additional fees.  A damage deposit will be collected separately prior to occupancy for all direct booking reservations, based on length of stay.

Notes

Access:

Booking grants access to entire house and grounds, however there will be a charge for additional guests, and bedrooms will be opened for use accordingly, so please communicate full extend of use. Private fenced-in yard, and driveway. Guest interaction as much or as little as desired. I like to meet guests whenever possible, within the current safety protocol of the pandemic. Local bus service on the corner. Lyft, uber, taxi all in quick and easy supply. Can arrange for bike use / rental upon request. Ample parking on premises. Security: Please be advised there are security cameras on the premises. A Ring doorbell is located at the front entrance and a Canary camera faces the rear entry / back yard. The driveway also has a camera installed but it is not currently connected at this time. These measures are provided for the safety of the guests and the property. No tampering, or touching permitted. If there is any issue or question with these cameras, please contact the host.


Cleaning:

Bi-weekly cleaning is a feature of this property, for the benefit of both our guests and staff. We will arrange the time prior, based on your convenience and all safety protocol will be followed. The included cleaning fee of $225 covers only a basic final cleaning and linen launder. Any additional cleaning or repair will be negotiated at time of issues, and if necessary deducted from the deposit. A co-pay fee of $125 every two weeks will be compulsory (non-negotiable).  Any additional cleaning or laundry required or requested will be additional cost added prior to the completion of this service.


Fees:

Base price is for single occupancy, exceptions made only for infants under 6 months in pack&play. Infant car seat is available for use, upon request. Each additional guest is $12 per entire length of stay with a minimum 30 day stay (if a booking was made for under 29 day stay and pro-rated, a $35/ per guest fee applies). Well-behaved crate-trained pets of 40 pounds or less with conscientious keepers are welcome with additional fee of $150 per month. Must be approved prior. No pets on furniture, all waste picked up and disposed of promptly in indicated receptacle. Please indicate details in initial request. Over Derby - Mandatory additional $50 cleaning fee applies. Happy to arrange for box lunches for additional fee - one week notice prior required.



Neighbourhood

Located in a vibrant and diverse working class neighborhood, Central Ave has lots of regular pedestrian foot traffic and sports focused energy, unlike anywhere else in town. Within a few blocks you have a local Pic Pac grocery, gas station and long-standing dive bar, all in easy walking distance. Louisville landmark Wagner's is not to be missed, a short walk + great prelude to a visit to the Kentucky Derby Museum just a few blocks from your front door. Larger chain amenities, bank, and quick food options are a short 2 minute drive to near-by Central Station shopping center on 2nd. Excellent thrift shop, dollar store, pharmacy and Ace Hardware all a quick 3 minute drive, for any last minute necessities. Gentrifying Beechmont is just a ride up Fredrick Law Olmstead designed esplanade Southern Parkway. Iroquois Park and Amphitheater + Central Park, both abt a 10 minute drive. The heart of UofL is super close, and the newly renovated Speed Art Museum is a quick drive up 4th Street. Several other inexpensive local restaurants in the vicinity - regular top picks for Vietnemse, Pan-African, BBQ and Mexican. Frankly South Louisville is quite under appreciated, sometimes considered by long-time east end residents, as a little rough around the edges, but we at Garland House believe otherwise, and are squarely situated in the positive emerging energy of the area. We share a strong pride of place which has always been an important part of the character of South Louisville. Of course your comfort and safety is tantamount, we have taken care to insure your protection, but just like anywhere else, please be aware of your surroundings and respectful of our neighbors.
